Rental Property Maintenance And Emergency Events
Breaks And Outages Occur Sometimes At Rental Units
Whether you’re playing The Sims 4: For Rent as a landlord or as a tenant, either way, you’ll occasionally need to contend withhomeownership problems at a rental unit.
These assorted disasters were introduced in the For Rent expansion and see both landlords and tenants needing to contend with things likepower outages, plumbing problems, hauntings,and other such issues that arise when you own property.

These events come in two categories:smaller issueswill be handled as fairly straightforwardmaintenance eventsthat can be handled on your own, while anythingmore seriouswith a unit counts as anemergency eventthat requires a contractor’s help.
Whenvisiting a unit, you may occasionally spot the precursors to these issues occurring, likeflickering lightsbefore electrical failures, for instance.

Any Simsresiding in the unitwillendure negative moodletsduring the event, butswift and effective handling of the eventhelps both the landlord and their tenantsachieve more positive moods.
If you’replaying as atenant, you’ll also have the option tohandle maintenance or emergency events on your own, if your Sim has a high enough Handiness skill level to do so.
Unit Maintenance Score Is Based On Your Handling Of These Events
When you’re playing the expansion as a landlord,the rating of rental units you own is impacted by your attention to maintenance.
Units you’ve neglected to maintain effectively will have far lower scores for their maintenance, which you can check via thelease agreementtab on a unit.
Since your unit rating is based on a number of factors, your maintenance score is but one, but it’s still pivotal to respond promptly to maintain good relationships and increase the likelihood of actually handling the problem.
Not only does this impacttenant happinessandyour relationship with tenants, but you’ll also need torespond quickly and efficiently to get a good maintenance scorefor a unit rating.
Poor maintenance ratings are a quick way to tank your unit’s overall rental score, so unless you’re leaning into the chaos, it’s often best toaddress these events quickly to keep a good maintenance scoreon a unit.
What’s The Difference Between Maintenance Events And Emergency Events?
Although they appear quite similar on the surface, The Sims 4: For Rent expansion classes events into eithermaintenance or emergency eventsdepending on the seriousness and threat to life the situation presents.
Formaintenance issues, you’ll most often need togo to your rental unitto examine the issue yourself, and then eitherhire a specialistfrom your phone to handle the situation, orpossess aHandiness skilllevelhigh enough to solve the problem yourself.
Meanwhile,emergency events are typically just phone calls, as your Sim is less likely to be able to solve the problem themselves. You’ll simplycall out a specialist and wait for an event reportto come in once their work is finished.
Overall,both events typically cost either Simoleons or time to address, and the price of handling an event goes up when it’s an emergency, with contractors for hire at much higher prices than specialists.
You’ll have the choice betweencheap or expensivecalls during these situations. The expensive ones always handle the job, the cheap ones occasionally do, if you’re willing to risk itfor the Simoleons!
Your Sim willreceive positive or negative moodletsdepending on the overall handling of the situation - they’ll getpositive moodlets when handling situationseffectively and promptly, butnegative moodlets for neglecting or failing to effectively handlea situation.
When events occur, you’ll receive anotification bar pingto tell you what the situation is at the rental unit. This is where you’ll see whether you need togo to the unit or just call a contractorto handle the issue.
It may feel likethe Five-Star Property Owner aspirationis bugged for the first milestone, but just be mindful that you may finished anemergencyevent, as the goal specifically requires this to be a maintenance event.
You’ll handle an emergency event at a later stage in the aspiration, but the first one must be a maintenance event specifically.
