InThe Sims 4: For Rentyou can not only rent out apartments but also rooms. The new landlord system is flexible enough for you to rent out a small space within your home, rather than just owning a separate property.
If you want to live in the property you rent out, there are a couple of ways to do it. In this guide, we’ll take a look at the easiest way to rent a room to another Sim which involves finding your property first and then doing a conversion.

Finding A Suitable Property
The first thing you need to do isfind a suitable property. In the example above, the general home is highlighted and comprises a kitchen diner, hallways, a bathroom, and lounge. Upstairs are three bedrooms. While this is aperfect setup for the family of fivewho live here, they also havean empty spacethat would usually be a garage and pantry, but also makesa perfect studio apartment.
The easiest way to set this up is tohave the desired lot set as a regular residential lot and purchase it as usual. You’ll thenconvert itinto a rental unit,but as the owner, your space will default to zero rent.

You canpurchase the home as a rental lot and then move in,but that requires you to have another lot to live on before you purchase, so this way is easier and cheaper.
Converting Your Home Into A Rental
To convert your home to a rental, follow these steps:
This will allow you toseparate an area to designate as a rented space. If theowner of the property lives in itwhen the conversion is made, thedefault unit will be theirs,and the rent on it will be zero.
If a residential unit is owned, you canonly convert it to a rental while playing as the household that owns it.Otherwise, you’ll need toconvert it while it is unowned,using build mode straight from the world map.

How To Designate A Rental Space
The first thing you need to do isselect the entire lot and designate it as the default space. To do this, follow these steps:
Once all the rooms are assigned to the home lot, you’ll need toseparate out the areas you want to rent.To do this:

Once you’ve designated your rental space, you’ll also need to ensure that you have either anexterior entrance or a shared entrancefor your tenant.Shared spaces will be used by all the occupantsof a lot, no matter which unit they rent.
How To Set Up Rules And Rent
Rental properties count as businesses, even if you live in them. As a result, you’ll need toselect Owned Businessesfrom the bottom right of the screen. The icon is a cash register and will open upa menu for you to set rules as well as find tenants.
You’ll want to click theView Agreement Iconwhich looks like a scroll, to bring up theTenant Agreement menuyou can see above. Here you can do the following:

You can alsotravel to the unit, or unjustly evictyour tenants from this screen. Once you’ve set up any parameters you want, then you can use thefill vacancy iconto try and find a suitable tenant.

How To Collect Rent From A Tenant
Rent will automatically be paidinto your Sims account, so you don’t need to collect it. However, youwon’t want to neglect the property.You can choose to enter the tenant’s space (after selecting visit lot and then knocking) in order toconduct maintenance, fix any issues, or just check-in.Regular check-ins and maintenance willhelp prevent issuesand keep your rating as a landlord high.
Just because the unit is within your house it doesn’t mean that nothing can go wrong, so verify youpay attention to those pop-ups.A disgruntled tenant in the same building as you may be far more of a nuisance than one elsewhere in the world.
