Congratulations on the rental property your Sim just bought inThe Sims 4: For Rent! Buying a rental property is no small feat, but in order to start making any money off your purchase, you’re going to need to find a few tenants.
Though plenty of buildings come with tenants already living there, between vacancies and evictions, you’ll need to fill your units again before long. By using a convenient menu to scan through your options, you’ll have all the info you’ll need to choose the best tenants for your units so you may start earning those sweet, sweet Simoleons.

Use The Owned Businesses Tab To Fill Rental Vacancies
After you’ve successfullypurchased a residential rentalproperty in The Sims 4: For Rent (or maybe evenmade one yourself), you’ll likelyhave a few existing tenantsto begin with, if you’re renting in theworld of Tomarangwith the pre-made residential rentals.
There are not currently premade Residential Rental lots in worlds other than Tomarang, but this can be manually changed by loading into the lot fromManage Worldsand switching the lot type on any building you’d like to purchase as a Residential Rental.

Or, if you don’t like any of the premade options, you could always opt to build your own Residential Rental lots, too.
When youown a residential rental property, you canview details of your property in the Owned Businesses tabof your Sim’s UI. It’s thecash register iconall the way to the right.

Here, you can seeeach individual unitin your building and the details about each one. If someone already lives there, you can also seeinfo about the family that rents the unitin here as well.
When filling a vacant unit, you canmake changes to the lease agreement firstbefore being shown thelist of possible tenantson a second screen.
It’s always a good idea to make any changes to lease agreements between tenants, lest you encourage atenant revoltbychanging your contracts mid-lease!
On theFill Vacancy screen, you’ll see plenty of information about the property you’re trying to rent out, like the unit rating and any rules you’ve set.
Most important here are theBed & BathsandRent Per Daysettings, which arewhat to consider when choosing a tenantfor the unit.
Should you encounter the glitch thatseverely restricts your rent caps on Residential Rental properties, fear not - you’re not locked into chump change for rent forever!
To fix this glitch,before buying the property(you’ll need to sell it, if you already have), enter the lot from Manage Worlds, brieflychange the lot type before changing it backto Residential Rental.
When your Sim then buys the property normally, the rent cap should have been removed through this soft reset - this justcannot be done while the unit is owned.
All Applicants Have Different Bed Requirements And Rent Caps
When you get tenants in The Sims 4: For Rent, you’ll be given alist of all current potential renterson the screen after confirming the lease agreement terms for the individual unit.
This is a list ofpremade Sims that are not typically available elsewherein the world.
On this menu, you can seeeach family applyingto live in your unit. This includeshow many peopleare in the family as a whole, andeveryone’s current life stageas well.
This information may help inform whyeach family has a required number of beds, which can be changed or reset when you’re managing your rentals and reassigning rooms to units.
Additionally, each family also has arent capto which they will agree, amaximum amount they’re trying to spend. Rent caps areindividual to each familyand should be kept in mind when choosing a tenant.
Families that matchthe beds available and rent per day of the unit you’re trying to fill will havegreen checkmarksbeside this info to help you find them faster.
Both columns must have this green checkmark before you may confirm the lease agreement - you won’t be able to confirm families who don’t match both presets.
The best way tokeep your tenants happyis tofactor in these needswhen you fill your units. Families who are eitherpaying too muchin rent or whodon’t have enough bedswill become unhappy in time.
Here, simplyselect the applicant you’d like to move infrom this list and thenclick the checkmarkbutton at the bottom of the menu to confirm your choice.
Your tenant willmove in immediately, and their lease agreement begins that day for the predetermined length specified in their contract.
